Where I market your home Online

I have listed some of the websites that my real estate listings will appear. According to the National Association of Realtors, over 87% of buyers visit the internet to find listings online. It is extremely important to have a dominant online presence to gain maximum exposure for a property listing.

In addition to these sites, your listing will be found on all the major internet service providers real estate section and the MRED Mulitple Listing Service.

If you are selling a home in Western Chicagoland, buyers will find it online if you hire me.

The Multiple Listing Service of Northern Illinois is the biggest and most used MLS in Northern Illinois. Most Real Estate Agents/Brokers do have access to the MLS (but not all) to enter their listings. Here is the biggest difference though, It's not just that you list it, it's that the Broker lists it in the best possible way.  There are many factors including:

  • making sure that KEYWORDS are all correct, that all information (including schools, etc) are listed right,
  • The address has to map correctly. If it doesn't your listing will not show up in many searches.
  • Photographs and videos are key.  Not only quality, but also quantity. (Did you know that some websites determine a listings exposure based on how many photos and what size those photos are? Videos work similarly).  I list with gorgeous photos of the home, block and neighborhood features.
  • Filling in some of the detailed information can make a difference (did you know that I can list the direction that the front door faces?  That's actually important to some buyers!).

The MLS data is automatically disseminated to many websites that all have different requirements. If you are evaluating other Realtors, ask "What is important in entering the listing information into the MLS" and see if they are aware of how important the proper and complete entry into the MLS is!

Realtor.com is the most heavily traveled website for Real Estate in the world. Realtor.com has ventures with almost every MLS feed in the country. Almost all homes that are in MLS are in Realtor.com. There are big differences in the marketing packages that Realtors use within the site. All homes that I market are Showcase Listings  which means they are "enhanced" with up to 25 photos and more detailed descriptions within Realtor.com. This makes a big difference with the consumer and draws far more calls. The standard Realtor.com listing does not get the number of page views or ranking. Showcase listings also provides me with a report that I send to you, complete with graphs that show how many buyers view your property weekly.  Once a listing is uploaded to realtor.com, it should be specifically updated to include a longer description and even more photos.  Most all other Realtors miss this important step.

Facebook has become one of the most popular social networks in the world. I post all my listings on my facebook page for people to view.

I send all my video tours to Youtube. Youtube gets tons of traffic daily and is viewed by millions of people everyday.  There are many other tricks to getting the most response from your video so remember that not all videos are the same!

You will also have multiple videos.  One, created by CirclePIX will focus on the photos, but others can highlight video tours of the home.

In addition to Youtube, I also send my video tours to  Video.Yahoo .

As I mentioned, the MLS sydicates most listings to various partner/client websites.  These include the major Real Estate firms, including (remax.com, coldwellbanker.com, bairdwarner.com, etc.) and many others.

Google Base is where you post your Real Estate listings to show up on google. Google is the #1 search engine in the world. I place all my listings to Google Base.

Hotpads.com is a map based Real Estate search engine, listing homes for sale, apartments, condominiums, and rental houses

Yahoo! Inc. is one of most visited internet destinations worldwide.

Trulia is a residential Real Estate Search engine that helps consumers search homes for sale, trends, neighborhood insights, and other Real Estate information directly from real estate agent and broker websites. Trulia is an excellent site to market to buyers as Trulia has a Q & A section for buyers/sellers to get their questions answered by a pro. Over 5 million people visit this site every month.

Oodle is the leading search engine for local classifieds with over 17 million active home listings. Oodle powers the classified search on on the following sites: Lycos, Express.com, The Sun.com, Yell.com, and Local.com. Home listings will also appear on Oodle API partner sites Backpage.com, The Examiner, and Citi Cribs.

Zillow.com is now the largest of the generic Real Estate sites.  Even though the Zestimates (home value estimates) are not very accurate, the website remains one of the best places to market your home.  I edit each listing directly on Zillow to assure placement.  I'm a PREMIER Provider which means that I get the highest possible rankings for my listings.

Craigslist is an online community with classifieds for housing, jobs, community events, volunteer opportunities, and for-sale items.

As you can see, I have an extensive online marketing program designed for maximum exposure for my seller's properties and I look forward to discussing your Real Estate needs with you.
